You are back in the same day. Most homes are done in a day. Timing varies with the size of the home, the outdoor temperature, and whether windows can be opened afterward. You may notice a faint smell when you return; it clears quickly.
The home has to be empty of people and pets while the treatment runs, so plan somewhere to be for the afternoon. A few days before your appointment we send a confirmation with the prep list: open closets and cabinets, close windows, and leave your belongings where they are.
No, and we would rather you did not. Mold spores settle into fabrics, furniture, clothing and mattresses, so those items need treating too. Tell your technician about any brass fittings in the home so they can adjust the application.
The vapor is dry and we have not had a problem with wall art, paintings or electronics. Some clients still prefer to take an expensive piece down or cover it with a blanket, and that is fine.
The equipment produces a 7.5 micron particle. A mold spore measures between 12 and 30 microns, so anywhere a spore can get into or out of, the vapor can follow. Where there is a known problem behind a specific wall, we can drill a few 1/8-inch holes between the studs and treat the cavity directly.
The vapor evaporates as it works, so there is nothing to wipe down afterwards.
Your technician takes an air sample from the treated space when the treatment finishes and sends it to an accredited third-party lab with no affiliation to any mold testing or remediation company. The standard we work to is mold levels in the treated space at or below the outdoor reference sample. Results come back by email around ten days later.
The treatment deals with the mold, not the marks it made. Staining stays unless it is cleaned off. We can do that for a small additional cost, or you can clean it yourself once the treatment is done.
It depends on moisture. Where all water issues have been fixed and only minor humidity or window condensation remains, we have followed treated homes for about six years without regrowth, which we put down to the antimicrobial protectant. Where a major water issue is left unresolved, expect roughly 90 days of protection. Mold is a moisture problem first, so fixing the cause is what makes the result hold.
Everyone, pets included, needs to be out while the vapor is working. You can all come back the same evening once the space has been ventilated. The active component of the sterilant is on the EPA's Safer Chemical Ingredients List.
We price each job after the survey rather than off a list, because the size of the property and the cause of the mold both change the work. Because the treatment is non-invasive and usually avoids demolition and rebuild, it often costs less than conventional remediation. The first phone consultation is free.
